ST. LOUIS 鈥 In less than a month, the first residents will begin to move in to the One Hundred Above the Park apartment tower, the distinctive high-rise along the eastern edge of Forest Park that has already made its mark on the Central West End skyline.
Designed by Chicago architect Jeanne Gang, the 36-story angled glass-facade is designed to provide sweeping views over Forest Park to Clayton or through Midtown to the Gateway Arch and downtown.

Every unit has floor-to-ceiling window views of either downtown or Forest Park, and the angled facade minimizes sun in the summer and maximizes it in the winter to help optimize the building鈥檚 energy efficiency. A pool deck, fitness center and common areas are included.

Developer Mac Properties, which manages residential properties in Chicago and Kansas City along with several Central West End properties, broke ground on the idiosyncratic structure in early 2018 after more than a year of planning.
A parking garage fills the first seven levels (parking costs another $155 or more a month) of the structure at the corner of Kingshighway and Pine boulevards. Apartments through floor 14 open Sept. 1, floors 15-19 should open by Oct. 9 and move-ins should start on the top floors by Nov. 9. About 37% of the units are pre-leased, said Mac Properties leasing consultant Shaelyn Rolf.

The pandemic delayed construction by a couple of months, she said, mainly by limiting work crews on the elevators and delaying delivery of cabinets from Europe. General contractor Clayco has also reduced the construction workforce on site at any time to accommodate social distancing.
Rolf said medical professionals working nearby as well as 鈥渄ownsizers鈥 have accounted for a good portion of leasing activity thus far.
Development incentives for the structure included a decade of 95% property tax abatement as well as a break on sales tax for construction materials.
